Aside from Yubenco Mall, big convenience stores of Joan’s, Mercury and Cecile’s pharmacies and Jollibee have been doing brisk business in San Jose Gusu and  another mini mall is soon to open in front of the INC church going to Westmincom. Already, McDonald is preparing plans to construct its building in front of Yubenco Mall. Aside from this big gasoline stations with convenience stores are already in place in Barangay San Jose Gusu. This is a big boom to the barangay and the city. However, it lacks commercial banks to make San Jose Gusu an ideal commercial area.

Snarling vehicular traffic every peak hours of the day is a common sight, because San Jose Gusu road where the commercial area is situated is a crossroad to the west coast barangays and the only passage to big Barangay San Roque and to busy Governor Ramos Avenue that is also the only exit going to Barangays Sta. Maria and Pasonanca, where fine dining restaurants and social drinking joints are found. Barangay San Jose Gusu is a “spillover” area of progress in the city and the monstrous traffic is part of that progress.

More commercial banks should open up in San Jose Gusu to compliment with the growing daily commercial activity in the area aside from the employment it will give to many jobless college graduates in the city. Security risk for commercial banks is not a problem because Westmincom, one of the country’s biggest military camps,  is just a stone’s throw from the commercial area of San Jose Gusu.

Prices of private lots in the area have gone up  tremendously but not abnormally because the commercial values of lots have a good future for speculators. Right now, the real estate market in San Jose Gusu is a “buyers market” because there are more buyer speculators than owners of private lots who are selling. If you compare the price of lots in San Jose Gusu five years ago when it was still a residential area to the present situation, you will observe that it has gone higher by at least 60% to prime lots with the best topographical situation and location. Speculators are also expanding the commercial area of San Jose Gusu and also increasing the value of lots in the area.

Nearby, one of the city’s big pioneering colleges, the Southern City Colleges, has opened up its SCC West Campus capable to accommodate over a thousand students with a gym and spacious campus. This will open up more boarding houses for students and employees of the many commercial establishments in the area. With this commercial activity and development, even a small eatery will survive in San Jose Gusu.

More police and military beat patrols should be deployed in the area since the San Jose Gusu’s commercial area will one day be a “hot” target of terrorist and lawless elements. Hundreds of people are in the area every day, either to shop, do their groceries and buy medicines or take their meals. All malls and convenience stores in the area must also be required by the city to put up wide parking spaces to accommodate the vehicles of their clientele and at the same time ease the clog of vehicles in the narrow road of San Jose Gusu

Right now only one commercial bank opened up at the Yubenco Mall — the China Bank. Perhaps the other banks will follow suit to make things easier for those whose bank accounts are with other banks. The Barangay San Jose Gusu officials must assist and guarantee security for these banks to lure them to open up business in the barangay.

Scoop: There are new commercial buildings in the vicinity of the commercial area that are vacant but so bad only smugglers of rice are utilizing them as their bodegas or warehouses. Their huge 10-wheeler trucks are adding up to the snarling traffic in the barangay. Agree or disagree.
