Mayor Celso L. Lobregat was the special guest during the groundbreaking ceremonies of Rancho del Rio Subdivision on July 16, 2011.
Lobregat congratulated the owners, headed by Zamboangueño businessman James Makasiar who is the chairman and president of the company.

The mayor believes that this will further boost the housing development efforts of the city government in the west coast. Also present were City Assessor Erwin Bernardo, Barangay Chairman Emiliano Sebastian and other local suppliers, businessmen and prospective homeowners.

Sebastian expressed elation that another subdivision is developed in Sinunuc. He said this would give employment to the skilled barangay residents.
He also foresees an improvement in the quality of houses and subdivision amenities upon the completion of Rancho del Rio Subdivision.

Sinunuc, as one of the peaceful barangays, is now home to more than 15 subdivisions. With more developers and more projects coming to Sinunuc, the barangay may eventually become the subdivision capital of Zamboanga City.

According to Makasiar, the Rancho del Rio is the maiden housing project of the ZC Tierra Verde Corporation. This project will be financed by the Home Development Mutual Fund (Pag-IBIG Fund). It will also be recalled that, on July 6, 2011, Rancho del Rio Subdivision was one of two projects that was personally visited and inspected by Home Development Mutual Fund (Pag-IBIG Fund) President and CEO, Atty. Darlene Marie Berberabe and Pag-IBIG Vice President for Northern Mindanao, Fermin Sta. Teresa, Jr. to have a first hand look on the progress of the project. The officials were in the city as part of Vice President Jejomar Binay’s team to launch the Pabahay Caravan of President Noynoy Aquino’s administration.

The Rancho del Rio Subdivision comes in two phases. The first phase will be for 162 units of economic houses. The second phase will be for 86 units that will cater to middle-income overseas foreign workers and employees. Rancho del Rio is nine kilometers from the city proper and only 30 minutes by public jeepney. The subdivision will have two parks and playgrounds, and a community center where homeowners can hold birthdays, baptisms and other celebrations. Commercial area facilities will be put up to cater to the basic needs of the community. Rancho del Rio Homeowners will be given priority to apply as concessionaires.

According to Makasiar, there are three home models to choose from. The Azur model has two bedrooms and one toilet and bath on a 90-sqm lot. The Rojo model has a 43-sqm floor area sitting on a 120-sqm lot. And the Verde model has two bedrooms and two bathrooms with a floor area of 58 sqms on a 120-sqm or 150-sqm lot.

Makasiar is the immediate Past Governor of Rotary International District 3850 and also the immediate past president of the Zamboanga Chamber of Commerce and Industry Foundation. Makasiar said that local businessmen should be at the forefront of local development. “We must show confidence in our City by being the first to invest in our city before inviting other businessmen to come and invest,” he said.
